Central Ohio

• Benchmark Roofing & Restoration — Columbus/Lewis Center. Family-owned, in business since 1999, with a dedicated Property Management offering and commercial roofing services.
• JF Baker Roofing Company — Columbus. A well-reviewed locally based roofing contractor; I'd investigate its commercial/property-management portfolio before putting it on a final bid list.
• Allied Roofing Inc — Columbus. Another established local option with a substantial review history, although I'd verify the precise ownership structure and commercial-project mix during qualification.

Dayton / Southwest Ohio

• Maxim Roofing — Dayton/Fairborn. Locally owned and owner-led, with nearly 30 years in roofing; the company says most crews are employees rather than subcontractors and lists TPO, PVC, EPDM, modified bitumen and metal among its capabilities.
• Central States Commercial Roofing — Wellston/southeastern Ohio. Commercial-focused, with stated expertise in TPO, EPDM, modified bitumen, BUR and metal systems.

Southeast Ohio

• T Miller & Sons Construction — Malta/Morgan County. A genuine father-and-son, family-owned commercial/industrial roofing company, with a focus on commercial customers in southeastern Ohio.

If you're a property manager, I'd qualify them this way

Rather than simply asking “Are you good?”, ask each contractor for:

1. Three current/recent property-management references — preferably apartment, retail, office or industrial portfolios similar to yours.
2. A maintenance/inspection program — not just replacement capability.
3. Emergency leak-response SLA — especially after-hours response time.
4. Roof-system certifications — GAF, Carlisle, Firestone/GenFlex, Versico, Johns Manville, etc., depending on your roof.
5. Their subcontractor policy — who actually performs the work.
6. Warranty details — manufacturer versus contractor workmanship warranty.
7. A sample inspection report showing photographs, deficiencies, remaining useful life and recommended priorities.
8. Proof of insurance and workers' comp, plus references from commercial property owners/managers.

For a property-management portfolio, I'd pay particular attention to Allied, ARG, Benchmark, Craig, and Maxim because there is unusually clear public evidence that they serve property managers/multifamily or operate as locally/family-owned businesses. That's a description of the available evidence, not a ranking of their quality.
